    • Unlimited entries: Submit as many times as you would like in each category.
    • New this year: Luxury Occupied Project of the Year (USA, Canada, and International) for properties in the top 20% of their market.
    • Important Update: For 2026, before photos may include construction materials, debris, or existing contents when they accurately reflect the property’s condition prior to staging.

      This update ensures judges can fully understand the challenges you faced and better appreciate the transformation and problem-solving skill demonstrated in your work. We want to see the reality of what you walked into.
